What a smart home costs in Tashkent: the numbers explained

The ranges, what actually goes into a quote, and why two seemingly identical apartments can differ fivefold.

The short answer

A smart home in a Tashkent apartment costs between $500 and $5,000. Most projects land at $2,000–3,000. In a house the range is wider: $4,000 to $30,000, with a typical project at $10,000–15,000. The spread is large, and that is not a sales tactic — it reflects a real difference in scope.

What the price is made of

A smart home quote consists almost entirely of the number of controlled points. Every lighting circuit, every blind, every sensor and every climate zone is a specific device plus specific labour to install and configure it. That is why a 60 m² apartment with only lighting automated costs several times less than a 60 m² apartment with lighting, blinds, climate, underfloor heating and leak protection. Floor area barely matters; density does.

What eats the budget fastest

Three things. First, blinds: every window means a drive, a rail and labour, and ten windows move the total noticeably. Second, dimming: if your fittings do not support smooth regulation they have to be replaced, and that is the cost of lighting, not of the smart home. Third, the number of separate lighting groups: one pendant per room is cheaper than four independent groups in the same room.

Where you can save without losing anything

Phase it. Lighting and air conditioning deliver most of the day-to-day benefit and are a sensible place to start. Blinds, underfloor heating and yard scenes can be added six months later — a Zigbee system expands without reworking what is already installed. The second method: do not automate what you do not use. A guest bedroom entered twice a year does not need scenes.

What should not be in the quote

The engineer visit, the consultation and the estimate — those are free. And a "design fee" for a wireless system: a separate paid design is only needed for wired systems, where cable routes have to be calculated. If someone is selling you a design for a wireless smart home in an apartment, ask exactly what is being designed.
